Chihuahua the center of industrial innovation in the North I 19 March 2026
March 18, 2026

The beginning of 2026 confirms a solid trend: Chihuahua is establishing itself as an industrial sector titan. During the first two months of the year, the state recorded an exponential 37% growth in industrial space demand compared to the previous period, firmly positioning itself as one of the three most powerful logistical engines in Northern Mexico.

This dynamism is a direct result of an advanced technological focus, with the aerospace sector particularly standing out. Currently, 6 out of every 10 square meters leased belong to this high-precision industry, proving that the state possesses the infrastructure and specialized talent required for world-class operations. This is further bolstered by a privileged location that transforms the region into the most efficient natural bridge for global supply chains.

Regarding geographical distribution, activity is primarily concentrated in two strategic zones offering unmatched competitive advantages. The East Corridor remains the undisputed leader, accounting for 68% of the activity, driven by modern infrastructure developments and Class A buildings. Meanwhile, the North Corridor captured 28% of the demand, maintaining its relevance through excellent connectivity and proximity to established industrial zones.

The outlook for 2026 is clear: interest in expanding operations within the state continues to rise. Chihuahua offers more than just space; it provides an ecosystem where nearshoring and high-value-added manufacturing find the perfect ground to grow with safety and efficiency.
