Mexico City continues to prove its relevance as one of the most dynamic logistics markets in the country and throughout Latin America. Its strategic location combined with the rise of e-commerce and the growing need for supply chain efficiency has made it a key hub for logistics operations. 

In the metropolitan area, one logistics corridor stands out, concentrating over 70% of the city’s industrial inventory. This zone has positioned itself as the center of industrial activity, with occupancy levels that reflect strong and steady demand for well-located, functional spaces. 

During the first quarter of 2025, this corridor accounted for nearly two-thirds of all industrial activity registered in the city. This is not a new trend: since 2024, a significant share of space absorption has been driven by logistics operations, reaffirming the strategic importance of the area. 

One of the most notable aspects is the low availability of space. With vacancy rates close to 0.3%, most new industrial developments are pre-leased before completion. This behavior reflects both market confidence and the urgent need for high-quality logistics solutions. 

The outlook for the rest of the year remains positive. With ongoing construction and new developments in the planning stages, Mexico City continues to establish itself as a competitive, resilient logistics market with strong future potential.
