Nuevo León continues to strengthen its industrial infrastructure in 2026, with new developments expanding across the Monterrey metropolitan area and surrounding municipalities. This growth is increasing the region’s capacity to support manufacturing, logistics, and supply chain operations.
A total of 13 new industrial developments are distributed across seven municipalities in Nuevo León, primarily in areas with a strong manufacturing and logistics presence. This expansion extends beyond the region’s traditional industrial corridors, providing companies with a broader range of locations to meet different operational requirements.
Apodaca accounts for three of these developments, while General Escobedo, Guadalupe, Pesqueria, and Salinas Victoria each have two. Cienega de Flores and San Pedro Garza García each have one development.
Most of these developments are designed for mixed-use industrial operations, allowing them to accommodate a variety of manufacturing, warehousing, and distribution needs. At the same time, the continued expansion of specialized infrastructure is further strengthening the metropolitan area’s logistics capabilities.
Industrial growth across multiple areas of Nuevo Leon is also promoting greater integration among industrial hubs, suppliers, and production networks. Municipalities such as Apodaca, Pesqueria, Salinas Victoria, and Escobedo continue to gain relevance within the state’s industrial landscape, creating additional opportunities for companies looking to establish or expand their operations.
Nuevo Leon’s geographic location remains a key advantage for companies seeking proximity to the United States and stronger integration with North American supply chains. The combination of connectivity, industrial infrastructure, and an established manufacturing base continues to support the region’s appeal as a strategic location for business operations.
The addition of new industrial infrastructure also reflects the market’s capacity to accommodate companies looking to establish, expand, or consolidate operations in northern Mexico, particularly in industries where logistics efficiency and proximity to suppliers and customers are important factors in site-selection decisions.
The continued expansion of industrial infrastructure across multiple municipalities reinforces Nuevo León’s position as one of Mexico’s most established industrial markets. Its connectivity, strategic location, manufacturing ecosystem, and growing capacity to support production and logistics operations continue to create favorable conditions for long-term industrial growth.
