Guadalajara accelerates its growth and conquers the industrial market I 26 February 2025

The industrial market in the Guadalajara Metropolitan Area continues to show strong momentum, with a significant increase in the commercialization of Class A industrial spaces. Over the past year, gross absorption in the region surpassed 592,000 square meters, representing a 30% increase compared to the previous period. 

This growth has been largely driven by the delivery of more than 65,000 square meters of pre-leased space, reflecting sustained interest from both national and international companies in consolidating and expanding their operations in the region. 

In terms of accumulated net absorption in 2024, more than 461,000 square meters have been recorded, marking a significant increase compared to the previous year. This dynamic growth has solidified Guadalajara as a strategic hub for attracting industrial investments. 

The manufacturing sector remains a key pillar of Jalisco’s economy, accounting for more than 60% of industrial investment in the region. The manufacturing and assembly of machinery, electronic equipment, and electrical components stand out, employing 13.5% of the sector’s workforce. 

Over the past year, technology and electronics companies have played a leading role in the market, with more than 100,000 square meters of absorption. However, the logistics sector has dominated the demand for industrial spaces, accounting for 62% of total absorption, driven by the growth of e-commerce and the expansion of distribution centers. 

At the national level, foreign direct investment reached a new record, totaling over $35.737 billion by the end of the third quarter of 2024. Of this amount, more than $20 billion has been concentrated in key regions such as Mexico City, the State of Mexico, and Baja California, while Jalisco ranks among the top destinations for foreign capital attraction. With a continuously growing industrial ecosystem, competitive infrastructure, and a strategic location, Guadalajara is solidifying its position as a benchmark for advanced manufacturing, logistics, and technology development in Mexico.
