The industrial real estate market in the metropolitan area continues to show solid dynamism, consolidating itself as the benchmark with the highest construction activity at the national level, accounting for 45% of all construction starts registered in the country. This growth reflects that, despite the slowdown observed in other parts of the territory, there is an extremely active demand for logistics and industrial spaces. This phenomenon is mainly driven by the excellent geographical location, the strategic proximity to the main consumption centers of the central region, the accelerated expansion of e-commerce, and the high need to optimize last-mile distribution.

Within this panorama of expansion, the State of Mexico has become the main protagonist thanks to the Zumpango industrial corridor, which was positioned as the main focus of development by concentrating 47% of the new projects initiated in the area. Specialists in the sector attribute this remarkable behavior to the ample availability of land for new complexes, as well as the continuous strengthening of road and logistics connectivity in Mexican territory. These key factors have made it possible to attract important industrial projects and macro-distribution centers, giving the entity a unique strategic relevance due to its transport infrastructure and key connection routes.

The current performance confirms that the region’s periphery remains strong in the segments related to warehousing and urban logistics. The area maintains an extremely solid performance thanks to the limited availability of existing spaces and the urgency of companies to set up in key locations. Industry analysts project that industrial and logistics activity will maintain a firm pace during the rest of the year, especially in corridors where there is still expansion capacity to accommodate developments focused on light manufacturing and global distribution.
