During the first quarter of the year, the industrial market of Saltillo registered solid activity with more than 1,227,086 sq. ft. of net absorption. This figure represents one of the highest levels since before the pandemic, driven mainly by companies in the logistics and advanced manufacturing sectors.
The Ramos Arizpe submarket concentrated most of this demand, contributing more than 70% of the activity. Saltillo and Arteaga also participated, although to a lesser extent. Most of the operations focused on spaces with an average of 107,639 sq. ft. per transaction, highlighting the presence of custom projects.
Despite some vacancies, the pace of occupancy remained firm, which has kept the vacancy rate at low levels. However, with the integration of new supplies under construction, a slight recovery is expected in the coming months.
At the end of the quarter, the total industrial inventory exceeded five million square meters, thanks to more than 1,829,865 sq. ft. of new supply. Of this total, a smaller proportion entered as available space, reflecting the anticipated high demand.
Saltillo continues to consolidate itself as a key industrial hub in the north of the country, favored by its strategic location and its growing attractiveness for projects related to global supply chains.
